Lake LBJ Home Addition

This project won Best Addition, Best Design Build, and Best Kitchen during the 2012 BIA Highland Lakes Parade of Homes’ Remodelers Showcase under our former name Texas Remodeling Systems. Our Showcase entry is located on Lake LBJ. It is an addition and remodel. The clients wanted additional space and to upgrade the existing space. The project started at the conception stage, Mike met with the clients and discussed their needs and got a feel for what they wanted to accomplish. He was in constant contact with the clients throughout the design process, and after getting a permit we began by removing all of the furniture, securing it in the den, and carefully covering it with plastic.

A major need for the client was a larger and well laid out kitchen, as well as an additional guest room and bath. It was also important to create a very open concept. The addition was approximately a thousand square feet, and consisted of a new kitchen, a stylish entry, a guest bedroom and a guest bath. We installed distressed hardwood floors throughout the entry, kitchen and existing living area. We demolished the existing kitchen, bar area and coat closet. The existing galley kitchen was converted into a bar recreation area, with all new appliances and cabinets. We removed the granite from the old kitchen during the demolition and salvaged it for reinstallation. This is very difficult to accomplish, and we were pleased to be able to save the clients’ money on this. We were able to retrofit and reinstall the granite on the new cabinets. We also found a piece of granite that was a very close match to the existing for the new counter space.

In the existing master bedroom, we installed a knotty pine ceiling, added base trim, and repainted the entire bedroom. In the existing master bathroom we demolished the shower, and built a new shower in its place. We upgraded the plumbing to pass code and facilitate a new shower valve and head. We refinished the existing vanity and repainted the bathroom.

We installed new base trim and window casings throughout the existing space, and repainted the interior of the existing home.

We also raised an existing structural beam that was exposed sixteen inches below the ceiling, into the ceiling to open the view to the lake.

It was very important that the house didn’t look added on to. Mike accomplished this by raising the roof ridge, to make the pitch of the roof change to meet the new perimeter walls. We also salvaged and reinstalled the existing brick onto the front of the house. We designed and installed a flagstone walkway leading to the front entrance and a sand stone flower bed perimeter. The end result was a completely transformed front elevation that disguises a deceptively large interior.
